    1. USE PERMIT to demolish a theater and 2,430 square feet of commercial space and construct a 4-story, 122 room hotel, a 3-story 56,194 square foot mixed use retail/office/convention center building over an underground parking podium and site improvements in two phases at an existing shopping center;
    2. ARCHITECTURAL AND SITE APPROVAL for a proposed 4-story, 122 room hotel, a 3-story 56,194 square foot mixed use retail/office/convention center building over an underground parking podium and site improvements in two phases at an existing shopping center;
    3. TENTATIVE MAP to subdivide an 8.1 net acre parcel into 2 parcels of 3.0 and 5.1 acres in size, with one parcel to be further subdivided into two commercial condominium units and a common area lot;
    4. EXCEPTION to the Heart of the City to reduce one side-yard setback 15 feet for a proposed 4-story, 122 room hotel, a 3-story 56,194 square foot mixed use retail/office/convention center building over an underground parking podium and site improvements in two phases at an existing shopping center.
    5. TREE REMOVAL request to remove and replace approximately 47 trees that are part of an approved landscape plan for an existing shopping center.

  • The Planning Commission reviewed the project on May 27, 2008 and June 10, 2008 and recommended the following in its approval:
  • - Increase Mary Ave. setback to 40 feet to preserve Mary Ave. street parking.
    - Apply Heart of the City landscaping to frontage between driveways.
    - Bring back project for design approval of buildings.

  • The City Council reviewed the project and continued further consideration to August 5, 2008.

    South Vallco Master Plan
    Location:

    Application Summary:
    In March 2008, the City Council authorized Sand Hill Property Company to proceed with development of a focused South Vallco Master Plan and associated community and stakeholder outreach. The Master Plan will look at the interface between the south Hewlet-Packard site and its neighbors including the continuity of mass, scale, connectivity, and adequacy of services for the existing and proposed development in the entire area.

    Status:
  • Master Plan Public outreach process included 2 community workshops at the Quinlan Community Center.
    • April 10, 2008 – Input on the draft Master Plan concepts for the South Vallco area
    • April 23, 2008 – Input on the refined Master Plan concepts
  • City Council received an update on the public outreach progress on May 20, 2008.
  • The Master Plan is scheduled to be heard by Environmental Review Committee on June 25, 2008.
  • The Planning Commission is scheduled to review the Master Plan on July 8, 2008.
