Review of R1 Ordinance
Location: Citywide
Project Manager: Leslie Gross
Description: Consider adjusting the allowed ratio to achieve greater architectural diversity. The total allowed building area on an R1 lot will not change, nor will the required second story setbacks. The total allowed building area and the second story setback relationship to neighboring properties will remain the same.
Status:
On May 13, 2008 the City Council initiated a limited review of the Single Family Residential (R1) Ordinance, regarding the allowed ratio of second floor building area compared to the first floor building area Section 19.28.060.
The Planning Commission is holding a public hearing on Tuesday, July 8, 2008, at 6:45 p.m. to receive public input and consider ordinance options on the allowable ratio of the second story.

Temporary Sign Ordinance
Location: Citywide
Project Manager: Gary Chao
Description: Proposed Amendment to Municipal Code Amendment of Chapter for the purpose of improving efficiency in the temporary sign review process and at the same time facilitate effective and attractive signs. Changes to the real estate sign regulations are not recommended as part of this action.
Status:
The project is scheduled to be heard at Planning Commission July 8, 2008 with the following recommendations by Staff:
- Amend the Sign Ordinance to allow revocable permits for outdoor displays/signs in exchange for higher quality signs with the property owner assuming ownership and liability. If design and liability provisions are not met, the permit can be revoked.
- Revise the time period for temporary banners be a maximum of 120 days within a 360-day period, as opposed to within a calendar year. This provides equitable banner time to businesses that submit banner applications toward the end of the year.
